It varies by loan type. VA and USDA loans offer 100% financing (no down payment). FHA requires as little as 3.5%. Conventional loans can go as low as 3% with good credit. We also have access to down payment assistance programs that can help cover your costs.

Don't give up! I specialize in helping people who've been turned down elsewhere. Many times it's a credit issue that can be fixed. I'll do a free credit analysis, identify what's holding you back, and create a plan to get you approved. Many of my clients were told "no" before coming to me.

When you apply for a mortgage with us, you get a free full credit analysis. If you need credit repair to qualify, we include that service at no extra charge as part of your mortgage process. We also offer economical standalone credit repair if you're not ready to apply yet.

Most conventional purchases close in 30-45 days. VA loans typically take 30-45 days as well. If you need credit repair first, that timeline varies based on your situation—sometimes a few months. I'll give you a realistic timeline during our first conversation.

Typically you'll need: 2 years of tax returns, recent pay stubs, 2 months of bank statements, W-2s or 1099s, and a valid ID. Self-employed borrowers may need additional documentation. For DSCR loans, we focus on the property's income instead of personal docs.
